Ventilation


Most Western MA home heating and cooling systems, do not mechanically bring fresh air into the house. Opening windows and doors, operating window or attic fans, when the weather permits, or running a window air conditioner with the vent control open increases the outdoor ventilation rate.


Find and Eliminate The Source


Usually the most effective way to improve indoor air quality is to eliminate individual sources of pollution. Here are a few examples:


Biological Contaminants


Biological contaminants include bacteria, molds, mildew, viruses, animal dander and cat saliva, house dust mites, cockroaches, and pollen. There are many sources of these pollutants. Pollens originate from plants; viruses are transmitted by people and animals; bacteria are carried by people, animals, and soil and plant debris; and household pets are sources of saliva and animal dander. The protein in urine from rats and mice is a potent allergen. When it dries, it can become airborne. Contaminated central air handling systems can become breeding grounds for mold, mildew, and other sources of biological contaminants and can then distribute these contaminants through the home.


By controlling the relative humidity level in a home, the growth of some sources of biologicals can be minimized. A relative humidity of 30-50 percent is generally recommended for homes. Standing water, water-damaged materials, or wet surfaces also serve as a breeding ground for molds, mildews, bacteria, and insects. House dust mites, the source of one of the most powerful biological allergens, grow in damp, warm environments.


Install and use exhaust fans that are vented to the outdoors in kitchens and bathrooms and vent clothes dryers outdoors.


These actions can eliminate much of the moisture that builds up from everyday activities.


Ventilate the attic and crawl spaces to prevent moisture build-up.


Keeping humidity levels in these areas below 50 percent can prevent water condensation on building materials.


Thoroughly clean and dry water-damaged carpets and building materials (within 24 hours if possible) or consider removal and replacement.

Some health effects can be useful indicators of an indoor air quality problem, especially if they appear after a person moves to a new residence, remodels or refurnishes a home, or treats a home with pesticides. If you think that you have symptoms that may be related to your home environment, discuss them with your doctor or your local health department to see if they could be caused by indoor air pollution.

Another way to judge whether your Western MA home has or could develop indoor air problems is to identify potential sources of indoor air pollution. Although the presence of such sources does not necessarily mean that you have an indoor air quality problem, being aware of the type and number of potential sources is an important step toward assessing the air quality in your home.  For information on different types of pollutants, read Part One of this series.

Finally, look for signs of problems with the ventilation in your home. Signs that can indicate your home may not have enough ventilation include moisture condensation on windows or walls, smelly or stuffy air, dirty central heating and air cooling equipment, and areas where books, shoes, or other items become moldy. To detect odors in your home, step outside for a few minutes, and then upon reentering your home, note whether odors are noticeable.  You can also ask a friend or family member that doesn't live in your home to give your home the smell test.

What Causes Indoor Air Problems?

Amount of Ventilation


If too little outdoor air enters a Western MA home or business, pollutants can accumulate. Unless they are built with special mechanical means of ventilation, homes that are designed and constructed to minimize the amount of outdoor air that can "leak" into and out of the home may have higher pollutant levels than other homes. However, because some weather conditions can drastically reduce the amount of outdoor air that enters a home, pollutants can build up even in homes that are normally considered "leaky."

Are You Ready For Potential Flooding in Western MA? Part Two

This is the second blog post in our series on extreme weather.

In Part One, we shared some facts about the dangers of flooding and important flood terms.  In this blog, we will explore the areas most at risk from flash floods.

Densely populated areas are at a high risk for flash floods. The construction of buildings, highways, driveways, and parking lots increases runoff by reducing the amount of rain absorbed by the ground. This runoff increases the flash flood potential.

Sometimes, streams through cities and towns are routed underground into storm drains. During heavy rain, the storm drains can become overwhelmed and flood roads and buildings. Low spots, such as underpasses, underground parking garages, and basements can become death traps.

Areas near rivers are at risk from flash floods. Embankments, known as levees, are often built along rivers and are used to prevent high water from flooding bordering land. The city of New Orleans experienced massive devastating flooding days after Hurricane Katrina came onshore in 2005 due to the failure of levees designed to protect the city.

Dam failures can send a sudden destructive wall of water downstream. In 1889 a dam break upstream from Johnstown, Pennsylvania, released a 30-40 foot wall of water that killed 2200 people within minutes.

Mountains and steep hills produce rapid runoff , which causes streams to rise quickly. Rocks and clay soils do not allow much water to infiltrate the ground. Saturated soil also can lead rapidly to flash flooding. Vacationing or recreating along streams or rivers can be a risk if there are thunderstorms in the area. A creek only 6 inches deep in mountainous areas can swell to a 10-foot deep raging river in less than an hour if a thunderstorm lingers over an area for an extended period of time. 

Additional high-risk locations include low water crossings, recent burn areas in mountains, and urban areas from pavement and roofs which concentrate rainfall runoff.

We have reached the official “mid-point” of Winter and have finally been dealt our first real dose of snow in a couple of years.  We haven’t had to address ICE DAM WATER DAMAGE in Hampshire County and throughout the Pioneer Valley in a while.

I am amazed at the number of houses in which we are now performing mold remediation services these days.  Many of the homes are for sale and the work needs to be done prior to the sale closing.  Many Real Estate Professionals and Property Managers in the Hampshire County area trust SERVPRO of Hampshire County to get the job done for their clients. 

How can you avoid microbial growth in your attic or basement spaces (the most common areas in which we find remediation necessary)?

 In the attic, ensure there is proper and adequate ventilation.  If you added insulation to the attic space, ensure that the soffit vents were not covered up in the process.  This will stop the flow of air along the underside of the sheathing and inhibit evaporation of moisture from the surface.  Ensure there is a ridge vent, this keep the air flowing (stacking) upward and out of the attic space.  Finally, adding or ensure that gable end vents are in place if more ventilation is necessary, make sure they are kept clean of insects, nests and debris.  Install an exhaust fan in the attic if more ventilation is felt necessary.  They can be rigged up with temperature and humidity switches to turn on and off at certain levels. 

In the basement you want to ensure that humidity levels are kept below 50% RH and ventilate the area as much as possible by opening windows and cross ventilating when the weather allows.   The use of a vent fan in the basement is not a bad option as well.  Run a dehumidifier on humid days, do not run the DH if the windows are open, you will be attempting to dry the entire Pioneer Valley if you do that.  Ensure that down spouts on the outside of the building are directed away from the building.  Moisture around the perimeter will find its way into the basement through concrete.  Again, air flow and low humidity are a must in basements.

Overall, the more air flow and humidity control the better off you are in the end.  Spores do not settle unless there is a lack of air flow and cannot multiply without proper amounts of moisture.  By understanding a few of the dynamics of the building, you can avoid last minute interruptions and inconveniences when selling your home.

It’s hard to believe that it’s Memorial Day already!  We at SERVPRO of Hampshire County would like to take this time to thank and recognize all of those people who have served and sacrificed (some to the highest degree) to make this country as great as it is.  The opportunities that we are all given and the things that we get to complain about (important things like “my internet is slow” or “there’s nothing good on TV tonight”) that, in the grand scheme of things, are not so important, are examples of what our predecessors worked so hard for us to have now.  Let’s hope that we contribute to our descendants, our communities and our country just a fraction of what others gave to us.

Memorial Day also marks the unofficial start of summer, generally a time for all of us to take vacation, celebrate graduations, have picnics and cookouts and spend time outside or away from the hustle and bustle of our busy lives.   One thing that you need to remember is to prepare your home for your time away and for heat and humidity.  Failure to maintain a level of humidity in a healthy operating range (30%-50%) could result in microbial growth due to secondary water and moisture damage.  Shutting off HVAC and air conditioning while away may be cost effective on an energy consumption but the affects it may have on the indoor air quality (IAQ) and structural issues could cost considerably more in clean up.  Maintaining a relative humidity below 50% preferably below 40% will help to maintain good and healthy IAQ.

Happy April Everyone!

Here we are, SPRING!!!  The start of the baseball season is here, the hockey and basketball are coming to an end, the sun sets after 7:00 pm daily, it’s a beautiful thing!

For the most part the toughest part of the year for our buildings and homes has come to an end.  We have a few cold days and nights right now, but relatively speaking, it’s not a big deal.  Snow that has blanketed Western Massachusetts over the past few days will be a distant memory within the next few, except for the few hardnosed snow banks that may resist the higher more potent sunshine and April Showers. 

The focus for you now should be Indoor Air Quality (IAQ) and fresh air - cleaning up and airing out!  Opening windows on days that allow it (even if it’s slightly colder than comfortable) will allow for the turning over of the stagnant air that has been trapped in your home or office for some cleaner, fresher air.  This sounds basic, but we tend to forget basic sometimes.  This will help “purge” air that has been trapped or recycled over the cold months.  Pay special attention to basements as well with this principle.  Open windows and doors on opposite ends of the building or house, allowing for cross ventilation.  Again, this helps remove dust, mold spores, viruses, bacteria, etc. that are floating through the air.  Change your filter on your HVAC system as well, if applicable. 

Secondly, it’s time to clean your carpets, upholstery and duct work.  The trapped airborne particulates eventually land or get filtered through or recycled in any of these areas.  Removal of trapped particulates as well as soils and such that were tracked in from outside is an important process.  These areas are your buildings “air filter”, capturing and holding onto free floating radicals all winter long.  Add this to the upcoming allergens and the issue will be compounded.  Although these things don’t LOOK dirty, they need cleaning.

Well, well, well……what have we here???

As I was driving through Northampton last Thursday I was chuckling at the number of people walking the streets in SHORTS and T-Shirts!  I was thinking “it’s February 4th right???”  It’s just too funny to see and we have all seemed to grow used to this “El Nino Winter”. 

Along comes Friday the 5th and BAM! What is this white stuff that falls from the sky?  Our first “real snow” of the year hit the Pioneer Valley and points into Central and Eastern Massachusetts got nearly a foot of fresh snowpack.  It’s fun to watch how our world reacts with the threat of snow.  But now, with snowpack, we see temperatures at night routinely falling into the low teens, roughly 10 degrees colder than it has been at night.  It’s interesting how that works, like adding ice to a cooler.  My Dad lives in upstate NY, it was 23 degrees there on Saturday morning with no snow on the ground, we were at 13 degrees to start the day. 

Here is this blog’s walk away point.  We have been lulled to sleep with the lovely warm temperatures and lack of snow.  As we begin to see temps go a bit lower and the snow pack on the roof and ground get deeper in Hampshire County, Western Massachusetts and points east, let’s not forget where we ended up last year.  Water from melting roof snow will freeze on the soffits causing ice dams (see my blog LOOOONNNG ago regarding ice dams).  Roof rake the soffits about 3 – 4 feet up the roof and save yourself a headache from water intrusion due to water back up on the roof.

Keep an eye on your plumbing as well.  The cold temps coming will potentially cause some pipes to freeze up and split.  Again, water intrusion opportunity, flooded basement and living space possibility.  Keep an eye on suspect plumbing, leave faucets lazily dripping to move water in pipes or cabinets open to allow warm air to keep them from freezing up.

What an interesting Winter we are having.  Rain on semi-frozen ground is not the best scenario for any of us as absorption into the ground will be minimized.  This leaves our buildings, whether commercial or residential, potentially in harm’s way and you may not know it until it is too late.  Pooled water at the foundation will penetrate the basement or ground floor if not careful or dealt with in the proper way, you may end up with more problems than just “wet stuff”. ·        Antimicrobial application to prohibit growth of mold/mildew

Indoor Air Quality – The Season’s Fresh Air

Hello again everyone, it's been a while since I blogged and quite frankly, there hasn't been much seasonally to write about. We have finally had some cold weather in the Pioneer Valley, not much snow either, so life has been good on that front.

I hope that everyone has opened the windows and doors in their buildings a bit and PURGED the stale old air out and let new fresher air in. There are a few things that you should be looking to have done at this time as well though and that is where we come into play. Duct cleaning removes the "junk" from your duct work. This gets rid of the majority of pollutants that have been pent up and wreaking havoc with our health.  

Secondly, a good thorough carpet cleaning will remove pollutants and contaminates from your carpets and leave you with a cleaner "air filter" than you had before. As the air moves and filters through your building, people track dirt in from outside and every sneeze finally “lands”, impurities get caught up in the fibers of the carpet and linger there until removed. Basic cleaning will take care of this buildup and again, help cut down on indoor pollution levels.  A simple hot water extraction, precondition and rinse or any of our six methods of carpet cleaning will assist in improving indoor air quality.  You don’t need empowered water or enhance cleaning solutions to get this done.  There is no magic wand, just simple cleaning.

It's really all about comfort and health when it comes to IAQ, the less "crud" in the environment, the better you will feel in the long run AND the better things will look as well.

FIRE SAFETY ALERT!!!

On a somber note, there have been many instance of fire losses this month.  Very much characteristic of what statistically is predictable.  Sad and unfortunate, yet real.  Some of these could have been avoided, some maybe not, but in the end it is still loss and a reminder of just how precious life is.

As the temperatures finally begin to drop into more “seasonable” ranges, be reminded that space heaters and such should be plugged directly into a dedicated circuit without using an extension cord (unless rated for the draw of a heater).  DO NOT run the cord across a floor or under a carpet, this could cause a fire or trip hazard.   Make sure all heating appliances are UL rated as well.  The following link will direct you to some information on a recent Holland fire that was believed to be caused by a space heater.

I would like to start this blog off by saying Merry Christmas, Happy New Year, and best wishes to everyone out there celebrating a Festive Holiday this Season!  It’s been a couple of busy and chaotic weeks as we wound up the Holiday season last week and return to some sort of “normalcy” this week in Western Massachusetts. 

How many of you have made a New Year’s Resolution?  How many of you plan events for the coming year?  When will I take that vacation?  Will we have a Memorial Day Party, July 4th Party, etc.?  How many of you have PLANNED in the event of a disaster such as a fire damage or water damage?  Where and when did you buy that nice big flat screen TV?  How much did you pay for it?  How much will it cost to replace?  Is there a sound system with it?  How many CD’s, DVD’s and such do you have stored near it?  These are very real questions that need answering after a fire or water damage event.

NOW, THIS WEEKEND, anytime soon.  Take a moment to walk through your house with your smart phone on video.  Speak to yourself, room by room.  What do you see?  What’s new?  What’s valuable?  Where did I get it?  Take an inventory of your home, room by room.  Save that somewhere on your cloud or wherever (NOT IN YOUR HOME).  In the event of a “disaster” (anything that alters your normal life adversely) you will have a record of what you own and a history.  It’s too easy now to do this, and it only takes talking to yourself a bit.

Good Day Everyone!

I found this to be a pretty decent article about Ice dams and the damage they cause to your home.  The article put out by www.weather.gov, shows how you can prevent or minimize the ice dam formations on your roof.  Happy reading!  We have had some nice warm weather up until now, and in Massachusetts, (really ALL of New England) we have some extra time to prepare for the upcoming winter weather.  An ounce of prevention, blah blah blah…….

Western Mass Water Damage and Fire Damage Information

We are now at the cusp of the darkest days of the year astronomically.  Coincidentally these, along with the coldest days of the year run hand in hand with increased fire damage and water damage potential.  Whether from ice dams, frozen pipes, space heaters or candles, flooded basements, kitchens, bathrooms as well as a soot covered home or fire damaged portions thereof, the size of the damage is irrelevant when deeming any such event a “disaster”. 

Caution must be taken when using candles, heaters, electric blankets, etc.  Making sure that you do not overload circuits and do not leave these items unattended when in use is key.  Statistically, this is the peek fire season.  There are just too many opportunities.  Thus far we have been blessed with some mild temperatures, but how long do we really expect that to last?  Aren’t we all just waiting for the foot of winter to drop?

How many of us experienced water intrusion from ice dams last winter?  Have we recovered from that yet or rectified the issue that caused it in the first place?  I was asked this week what can be done to prevent this from occurring again this year.  I will explain ice dams in next week’s blog.

A short but busy week kicks off the Holiday Season of 2015.  Thanksgiving marks the start of probably the busiest time of the year.  It is at this time that you need to make sure you are most vigilant and pay attention to minor details to avoid disastrous results.  In Western Massachusetts we have already seen many major fires, causing both death and injury.  Especially over the next month, maintain discipline and common sense despite that chaos around you.  Leaving an unattended pot or pan on the stove or in the oven can do so much more than ruin a meal.  Pay attention to the little things over the next month.  Space heaters, candles, cooking and Holiday decorations are all major fire hazards that can be kept in check to avoid a fire damage, soot damage or deodorization situation.

Happy end of the week to all of you!  I trust it’s been a good week with minimal disruption before we start wheeling into the Holiday Season. 

This week I met with a group of Insurance Professionals and a group of Real Estate Professionals.  We were able to discuss issues that affect them both.  Mold and Mold Remediation was a hot topic at the Realtor’s Meeting while Ice Dams and Ground Water Basement Flooding were the order of the day with the Insurance Agents.  In both scenarios the conversations were lively, discussing everything from Water Mitigation strategies to Mold testing and remediation practices.  SERVPRO of Hampshire County is dedicated not only to PERFORMING these services with the best possible results, but to also EDUCATING those professionals whose job it is to make sure their clients are as “in the know” as possible.  I spoke of this earlier in the week, and wanted to hammer home that point. 

TRAINING our Staff, EDUCATING and ASSISTING our Western Massachusetts clients to better service their customers so they can master their domain.  THAT’s what turns a good week into a GREAT week!  Every day was NOT MONDAY!   I was told this week by an Insurance Agent that he “looks forward to Monday” after 45 years in the business, what a great outlook, how many of us can say that?  What can we do to get there?

What’s in your gutters?  Hopefully water.....FLOWING water.
